TULSA, OK, September 21, 2026 — Home prices remain relatively stable, while longer market times, more price reductions and higher borrowing costs are putting pressure on properties that need repairs or were priced too aggressively.

What Changed This Week

Mortgage rates moved higher. Freddie Mac reported that the average 30-year fixed mortgage increased from 6.76% to 6.95% on September 17. The Federal Reserve also raised its benchmark rate by one-quarter percentage point on September 16. These changes increase monthly payments for traditional buyers and raise financing costs for investors using rental, bridge or private-money loans.

Tulsa Pricing, Inventory and Price Reductions

The most recent full Tulsa-area data remains the August report:

  • 3,355 active listings
  • $334,995 median asking price
  • 56 median days on market
  • 22.4% of listings had a price reduction

Inventory is higher than a year ago, but prices have not shown a broad collapse. The clearest change is that buyers have more time and more opportunities to negotiate, particularly on homes that have been listed for several weeks.

What Investors Are Seeing

Higher financing costs reduce the amount an investor can pay while still making a rental or renovation project work. Investors are becoming more selective and placing greater weight on:

  • Current repair costs
  • Realistic after-repair values
  • Insurance and property taxes
  • Verified rents rather than projected rent increases
  • Time required to clear title, probate, liens or occupancy issues

Rental demand remains present, but rents are not rising fast enough to offset sharply higher acquisition and financing costs.

Distressed and Motivated-Seller Conditions

Public foreclosure and distress records do not currently show a verifiable marketwide surge. Tulsa County’s sheriff-sale system is updated regularly, but its public feed does not provide a dependable week-to-week historical comparison.

The more common motivation continues to be property-specific: deferred maintenance, inherited homes, probate, code issues, fire or foundation damage, tax problems, vacancies, difficult tenants or owners who value certainty and convenience over attempting a full retail renovation.
